The short answer is — no, you don’t.

Do You Need a Golden Visa to Buy Property in Greece?

No.

This is one of the biggest misconceptions I see.

Australians can legally purchase property in Greece without needing a visa at all.

You can:

  • Buy a home
  • Use it as a holiday property
  • Rent it out for income

All without holding a Golden Visa.

So why does the Golden Visa exist?

It’s primarily for those who want residency rights in Greece, not just ownership.

 

Where the Golden Visa Fits for Australians

In my experience, there are three main types of Australians considering property in Greece.

 

1. Greek Australians Eligible for Citizenship

This is the majority of people I speak to.

If you have Greek heritage, there is a strong chance you may be eligible for Greek citizenship by descent.

This pathway is often far more powerful than a Golden Visa because:

  • You become a Greek and EU citizen
  • There are no ongoing visa renewals
  • You have full rights to live and work across Europe

For these clients, the Golden Visa is usually not necessary.

2. Greek Heritage — But Complicated Situations

Some clients do have Greek heritage, but face challenges such as:

  • Missing or incomplete documentation
  • Family records that are difficult to verify
  • Lineage from historically complex regions like Constantinople or Imvros
  • Breaks in registration through generations

In these situations, citizenship may still be possible — but it can take time, patience, and the right legal support.

For some, the Golden Visa becomes a practical interim solution, allowing them to:

  • Move forward with their plans while citizenship is being explored

3. Australians Without Greek Heritage

Then there are Australians who simply:

  • Love Greece
  • Travel there regularly
  • Want a lifestyle or investment base in Europe

For this group, the Golden Visa can make sense because it provides:

  • A pathway to integrate into Greek life if desired

 

Does the Golden Visa Lead to Greek Citizenship?

This is another area where there’s a lot of confusion.

The Golden Visa gives you residency — not citizenship.

To apply for Greek citizenship through naturalisation, you generally need:

  • 7 years of continuous residence in Greece
  • Evidence of integration (such as language and ties to the country)

If you hold a Golden Visa but do not live in Greece, that 7-year clock does not begin.

Why This Matters for Australians Buying Property in Greece

One of the biggest mistakes I see people make is focusing on the visa before the property.

In reality, it should be the other way around.

The right approach is:
